At Robin Glades you own your new home outright and the title to the land outright. This is all included in your contract of sale. If you ever decide to leave, you can do so on your own terms and sell to whomever you like without exit fees to a management corporation. Robin Glades is a Survey Strata, so the main difference to a standard green title lot is that you enjoy shared ownership and benefit of the common properties and infrastructure.

These are outright survey strata home sales. This is not a “lease for life” arrangement. No profit will be shared with anyone else should you ever choose to sell your home. All proceeds (minus your standard selling costs*) are yours.

*Selling costs may include real estate agent, settlement agent, or other statutory fees. None of these are specific to Robin Glades and you can engage whomever you like to conduct your sale.

Yes that is 100% correct. As you would sell any other survey strata property, you will be able to sell your house at Robin Glades. Whoever you sell to is required to agree to the same terms and by-laws you enter into when you buy at Robin Glades.

We know however you will come to see this as your home and will be here for some time to come.

The main benefit of living in Robin Glades is being surrounded by like minded people, at the same stage of life, amongst the beautiful nature Roleystone has to offer.

To make this dream a reality, there are a number of by-laws which ensure that the community is built and maintained in an appropriate manner.

There are also rules to ensure all residents can enjoy a harmonious and peaceful lifestyle. These are common sense measures which police things like how long guests can stay.

Since you own the land, you can select which ever builder you please to make you new home a reality.

As is the case with any new build, there are limits to what can be built and these are largely enforced by the City of Armadale.

For your convenience, we have prepared a “Home Design and Building Guide” containing all the relevant information you’ll need, as well as a checklist to ensure everything has been designed as per requirements.

To ensure the Estate develops in a consistent and attractive manner, we ask that you submit you house design to Abbie Holdings for approval (prior to submitting at the City of Armadale). This process is to ensure designs don’t negatively impact the other residents. The fact that Abbie Holdings has never rejected a set of house plans for Robin Glades, helps to show that the requirements are common sense and follow industry standards.

When you purchase your Robin Glades home, the purchase will be completed in two stages.

  1. The land is purchased first and the title passes directly to you from the Developer upon settlement. The Stamp Duty you pay is greatly reduced as the duty applies to the land purchase only.
  2. You pay for your home as per the builders terms and when it is completed you make your final payment and move in.

There are safeguards to make sure Robin Glades is an Over-55’s village. A full explanation is covered within the contract.

Our land releases at Robin Glades will be staged.

Stage 1 of Robin Glades, the first 8 lots exiting onto Robin Road, is complete with 5 lots sold.

Stage 2 will be released July 2022. Stage 3 is targeted for release 1st quarter 2023.

There will be strata fees, though we are working to keep this to a minimum with thoughtful site design and consultation. As an estimate consider $300 per quarter, which is well below the strata fees of many other similar developments.

Caravan parking will be provided onsite and will be leased from the strata body on a first come, first serve basis

Robin Glades is situated in the lovely, leafy suburb of Roleystone. Robin Glades is aptly named, with the site surrounded by beautiful Jarrah and Karri trees including the lovely area  to the west of the site which will contain pathways, a playground for the grand kids and BBQ areas.

The site itself is situated less than 600m from the local shops, including an IGA, Bendigo Bank and a lovely cafe. Cross park is across the road with great facilities and the suburb itself is a 35 minute drive from the city.

In short yes. There will be rules imposed by the strata body as to behaviour and the City of Armadales pet ownership policy will also apply.
